After an unexpected cooling period in April, the U.S. housing market shot up to post-recession records for the month of May according to the RE/MAX National Housing Report. 

 

More people entered the market this month and as a result homes are flying off the market at a record pace in May. This reduction in 6 days on market represents a growing need for inventory, even as interest rates tick up, they currently do not have the power to cool this hot market.

 

Appreciation on home values saw another growth period in May versus the month before. So as a potential seller, your home may be more valuable than ever. Understanding home value trends is just one of many dynamics in today’s market that I can help you grasp. Our 19 miles of beautiful beaches are the place to be this time of year! Flagler County’s beaches are made up of coquina and red sand and have plenty of room for tossing a frisbee, flying a kite, or wind surfing. A unique coastal community, Flagler Beach has one-of-a-kind shops, restaurants, and recreational experiences.

Salt Springs Recreation Area is part of the Ocala National Forest. The natural spring bubbles up from fissures, or cracks, in the ground, flowing for 5 miles and emptying into Lake George. Visitors can enjoy swimming, canoeing, and motor boating in the crystal-clear waters of Salt Springs.

 

Also part of the Ocala National Forest, Silver Glen Springs is a gorgeous spot just north of Astor that is both a recreation area and an important archaeological siteThis beautiful spot shows how we can enjoy the outdoors as well as preserve one of Florida’s most valuable natural resources. The spring basin flows gently down into the spring, making it ideal for swimming. Visitors can swim and snorkel in the clear waters that maintain a cool, constant 73*F. Canoe and kayak rentals are also available.

Flagler County – It’s for the Birds!

Did you know that birding, or birdwatching, is one of the most popular activities in Flagler county? In Palm Coast and the Flagler Beaches, there are over 40 parks and preserves where visitors can encounter over 200 native and migrating bird species.

In fact, the Florida Fish & Wildlife Conservation Commission listed six Palm Coast and Flagler Beach trails on the Great Florida Birding and Wildlife Trail, including Washington Oaks Gardens State Park, Princess Palace Preserve, Palm Coast Linear Park, and St. Joe Walkway in Palm Coast, and North Peninsula State Park and Gamble Rogers Memorial State Recreation Area at Flagler Beach. Birding is so popular in our area that the City of Pam Coast holds an annual Birds of a Feather Festival in February. The weekend’s activities include workshops, presentations, and nature walks designed for adults and children, both novice and professional. 

So, why not find a guide book, grab some sunscreen and binoculars, and head to one of these parks for a day of birding? Who knows? You may spot a Bald Eagle, Brown Pelican, or even a Yellow-Rumped Warbler.

Strong March Home Sales, Low Inventory Means Tougher Market for Buyers, Easier for Sellers

 

As we spring into peak home-buying season home sale prices continue to rise, according to this month's RE/MAX National Housing Report. 

 

The inventory of homes available to buy dropped below 3 months for the first time in the history of the report, indicating a market that greatly favors sellers, as six months is considered a balanced market.

 

Buyers, this doesn't mean you can't find - and buy - your dream home. We’re still helping people get the right home at the right price - it just requires more creativity and tenacity.

 

Homes continued selling faster last month, with the average Days on Market dropping to 64, compared to 68 in February 2017 and 71 in March 2016. 

 

“We expect a seasonal uptick in sales this time of year and March certainly met and somewhat exceeded that expectation,” said Dave Liniger, RE/MAX CEO, Chairman of the Board and Co-Founder. “We don’t anticipate the tightening inventory to ease up in most markets until new home construction can catch up to its pre-recession pace. Who's Buying Homes?

A recent article in the New York Times focused on statistics of who first time homebuyers are in today’s market. The median age of 32 is not that much different from the 1970’s when the median age was 30.6 according to historical data from Zillow. What is changing is that more single people are buying homes. And, the down payment average is 6%, not the 20% down payments of the past. First time homebuyers account for 35% of home sales. With that in mind, 65% of home sales would be to previous homeowners. 

 

According to a study a couple of years ago by Zillow, Americans are renting for an average of six years before buying their first homes. In the 1970s, they rented for an average of 2.6 years. Could student loans be to blame? With 1.2 trillion dollars of student loan debt according to The Economist, logic would tend to reason that this has a huge impact on the decision to buy a home. However, in most cases, it’s less expensive to buy than to rent. Some may be reluctant to take on additional debt, but mortgage debt is different as the borrower is building wealth as the home presumably is increasing in value. 

 

In Flagler County area we do see a lot of first time homebuyers, but we also see plenty of people who relocate here because of the mild winters and the ability to enjoy the outdoors year round. We’re personally huge fans of the weather. There’s also a wonderful community with plenty to do, easy access to large cities, and international airports are close by. Baby Boomers It’s Time to Sell Your Home to a Millennial!

 

Baby boomers have are moving from sprawling suburban homes to smaller homes or condominium developments with amenities and walking neighborhoods while millennials are looking for the familiar homes of their parent’s generation. Millennials are ready to give up small apartments and want a home that’s ready to be lived in, no renovation required. They also want plenty of storage room, closets, and outdoor space.

Lunch with "The Artistic Astronaut"

 

 

Have you ever had lunch with an astronaut? RE/MAX Flagstaff brokers Annette Gardinal and Jimmy Millhollin recently had the opportunity to meet and have lunch with Nicole Stott, a veteran astronaut, who was the keynote speaker at the Flagler County Chamber of Commerce Thrive Business Summit held at the Whitney Laboratory for Marine Bioscience. 

 

Nicole is a 27-year veteran astronaut with two NASA spaceflights and 104 days living and working in space on both the Space Shuttle and the International Space Station (ISS). She performed one spacewalk and was a member of the crew of the final flight of the Space Shuttle Discovery, STS-133. She is also a NASA Aquanaut and holds the Women's World Record for saturation diving following an 18-day mission on the Aquarius undersea habitat.

 

Seeing the Earth from space, Nicole had an epiphany. She vowed to dedicate the rest of her life to sharing the overwhelming beauty of our planet with others. She believes that doing so will help others appreciate and care for our home planet and each other.

 

The first astronaut to paint in space, Stott is now a full-time artist and SciArt Education Advocate, known as "The Artistic Astronaut." Through her work, she shares the awesome beauty and impressions she experienced through the windows of a spacecraft. An ongoing promoter of Art and Science, she works to generate widespread interest in the integration of these two important fields. 

 

Annette and Jimmy adventurous in their own right, were very impressed with Nicole’s service to our country, the space program, and dedication to the integration of art and science.

A Very Memorable Day Trip!

 

 

 

Take a day trip from Flagler County to see manatees in their winter habitat! That’s right, in just one hour, you can be at Blue Spring State Park in Orange City, Florida! During the winter when water temperatures in the St Johns River drop below 73 degrees, manatee converge in large numbers to the largest headspring on the river. 

 

Manatee “season” lasts from November until mid-March each year and visitors may observe these docile marine mammals from the extensive handicap accessible boardwalk along the banks of the spring. Observation platforms allow guests to get a closer view of the “sea cows” and their young. Manatee are herbivores and spend most of their time grazing freshwater vegetation. Calves weigh between 60-70 pounds when they are born and nurse underwater. Adult manatee can weigh as much as 1,300 pounds!

 

Seeing endangered manatee up close is a spectacular sight. There are an estimated 6,250 West Indian manatee throughout Florida as of February 2016. It’s against federal and Florida law to harm or injure a manatee. Many manatee have been injured and killed by boat propellers. Red tides also called algae blooms are responsible for killing manatee as it can cause toxic effects on their central nervous systems (and are harmful to humans).

 

A visit to Blue Spring State Park will leave you with wonderment and joy. The park also has a twice daily boat tour with an experienced guide for an additional fee and is well worth the cost. Admission to the park is $6 per vehicle, $4 for a single occupant. Camping is also available. Hints: Arrive early as the park will close when it hits capacity and take a picnic!

The Interesting History of Mortgages

 

Mortgage rates have hit their record lows and even though they've risen slightly, it’s a great time to buy! First time homebuyer programs offer loans with down payments as low as 3% and millennials are buying homes!

 

Mortgage rates have not always been low, if you’re old enough to remember 1981 and the average rate of 17% for a 30 year fixed note!

 

Did you know that mortgages once were only written for three to five years and not amortized? In the 1920’s this was the reality of home buying and mortgages could be renewed by the bank, or not! By not amortizing the loan, borrowers were paying back mostly interest and ended up being in a constant state if indebtedness. When the stock market crashed and the loans became due, banks refused to renew loans and loans became more expensive and harder to get. An astonishing half million homes were in foreclosure and the housing industry collapsed. In the mid 1930’s the construction industry was 1/10th the size that it had been prior to the crash. Millennials You CAN Buy a Home!

 

Many potential homebuyers don’t realize that they truly don’t need a large down payment to buy a house. Our RE/MAX CEO Dave Linger recently authored a commentary on Investor’s Business Daily http://www.investors.com/politics/commentary/the-down-payment-myth-stumps-first-time-homebuyers/ further detailing the often believed, but false idea that a buyer needs a large down payment. 

Potential buyers have no idea that they can stop renting and start buying with as little as 3% down. Home ownership is not just for the wealthy. According to Mr. Linger, “73% of millennials have little to no awareness of such finance options. Last year, as many as a half a million potential first-timers may have delayed home buying because of what's in their heads, not what's in their wallets.” That’s huge! The people in this age group, 19 to 35 years old remember much about the recession and not of better times. Lending criteria have become more reasonable again, although verifiable income and good credit are still a must. Millennials need to learn that home ownership is well within their reach. 

In most cases, it’s a better value to buy a home than to rent. Home ownership helps to build net worth and stability in the community, and for the children of home owners. Student loan debt can still be an obstacle, but with interest rates at near record lows, it’s simply the best time for potential homeowners to make the move and purchase a home.

In a report by the National Association of Realtors, a whopping 40% of baby boomers say that they plan to move at least one more time. This means that almost 27 million home owners may be on the move again!

We know that Flagler County is on the radar for many of these boomers with our abundant amenities. We’re at a serious advantage in Flagler County since we can enjoy the great outdoors year-round. Golfing, boating, hiking, swimming, beach combing, surfing, fishing, the list goes on and on! As dog lovers, we are thrilled to live in such a dog friendly community! Flagler Beach offers dog friendly beaches north of N 10th Street and south of S 10th Street as long as they’re on a leash and they are picked up after. Most restaurants with patios will allow dogs to dine by their owners side and are happy to offer a dish of cool water for our four-legged friends.

Many Flagler County parks are also pet friendly Flagler County Parks offering numerous opportunities for fun and frolicking with Fido! Growing Roses in Flagler County

Flagler County is the perfect climate for growing roses! Many think that growing roses is out of reach for the average gardener, but nothing could be farther from the truth. Growing roses in Florida is easy!

 

Successful rose cultivation can be as simple as picking out a “lower” maintenance rose like an “old garden” rose or a shrub rose. “Higher” maintenance roses like a hybrid tea, grandiflora, or floribunda rose require “dead heading”, fertilization, chemical treatments including fertilization, and watering. You can also pick out your favorite colors and aromas. 

 

Don’t let the “high” maintenance aspect put you off of growing roses. By choosing disease resistant roses and using a combination fertilizer, insect, and disease control granulated product, the “maintenance” is very manageable. We’ve had better luck shopping for roses at a locally owned nursery whose reputation depends on the plants they sell or a mail order company specializing in roses for our region.

 

Roses need at least six hours of full sun and placement in the sun is critical to success. Fortunately, it’s pretty easy to find a sunny spot in Flagler County. Because of our sandy soil, it’s impossible to overwater roses, and once established they don’t need too much extra watering as long as we’re not in drought condition. Weekly pruning or dead-heading roses is actually part of the reward of having them as that’s when you harvest your roses. Investing in proper rose gloves and pruning shears is also important.

 

There’s a saying in gardening, “the first year they sleep, the second year they creep, and the third year they leap”. Let us know how your garden grows!

The Annette Gardinal Team with RE/MAX Flagstaff is among the 2,691 RE/MAX agents and teams featured in the 2016 REAL Trends “America’s Best Real Estate Agents” survey. The agents included in the survey represent less than 1 percent of all real estate professionals in the United States.

Both individual agents and teams are recognized for their number of transaction sides and/or sales volume.

RE/MAX Citizen Scientists!

When you move to Florida, you never know what you might end up doing for fun! RE/MAX Flagstaff owners Jimmy Millhollin and Annette Gardinal have become “citizen scientists” through the University of Florida’s Whitney Laboratory for Marine Bioscience! The duo has learned how to become oyster gardeners as part of the lab’s oyster restoration initiative. 

Each week, Jimmy and Annette tend to their oyster garden by monitoring, maintaining, and recording data about their oyster crop. Over harvesting a whopping 20 million bushels a year led to the decline of oysters which started in the 1890’s. The population stabilized by the 1950’s and then diseases further compromised the oyster production. Currently harvests are under 200,000 bushels per year!

If all goes according to plans, scientists at Whitney Lab will be able to place juvenile oysters in a caged garden and they’ll eventually be placed in artificial oyster beds where they will grow abundantly. 

Until then, Jimmy and Annette are doing their part by measuring and recording salinity and water temperature, weeding barnacles out of the oyster cages, and lovingly tending their garden.
