April RE/MAX National Housing Report

April showers bring inventory struggles. As the inventory story continues, so does the decline of home sales and rising prices according to the RE/MAX National Housing Report. Home sales have declined for the fourth month in a row. For the 24th consecutive month, home prices have gone up! Why? Because of the number of homes on the market is at a record low. What’s all this mean for you? If you’re selling, it continues to be your market. Homes that are on the market are selling fast and generally at a higher price. If you’re buying, there’s still good news despite the low inventory. March recorded the second-highest month in sales in the history of the RE/MAX National Housing Report. February RE/MAX National Housing Report

The February RE/MAX National Housing Report shows that buyers may not be waiting for the typical spring selling season to begin! While home sales were down just slightly, year-over-year, houses for sale didn’t spend much time sitting on the market. Are you ready to make a speedy home sale or purchase? 

 

We typically have to wait until March or even April to see the housing market begin to heat up. But with a record number of January home sales, it seems things are kicking into gear early this year. Here are key points from February’s report:

 

1. Homes are still selling fast

The average Days on Market for homes sold in January 2018 was 60, up three days from the average in December 2017, and down six days from the January 2017 average.

 

2. Prices continue to rise

The median sales price of a home sold in January was $224,000. That’s nearly 7 percent higher than the median sales price in January 2017.

 

3. Homes for sale are still in short supply

We still need more homes for sale.  The number of homes for sale in January 2018 was down 4.8% from December 2017, and down 14.8% from January 2017.

 

4. Slightly fewer transactions occurred

Of the 53 metro areas surveyed in January 2018, the overall average number of home sales decreased 27.4% compared to December 2017 and decreased 2.8% compared to January 2017. But we’re already starting to see the selling season heat up and whether you’re planning to buy or sell or both, now’s the time to contact an agent.

December 2017 RE/MAX National Housing Report

Despite being the “slow season,” the housing market continues to remain strong. November became the sixth month of 2017 to post an increase in year-over-year home sales. This bucks the trend of home prices increasing and inventory declines, according to the RE/MAX National Housing Report. You can read the full report here.

September 2017 RE/MAX Housing Report

Available homes for sale across the country increased only slightly in August. This entire summer’s seen strong demand and weak inventory, resulting in listings with short shelf lives and quick sales.

The September RE/MAX National Housing Report shows August sales slightly exceeding July, but slightly trailing August 2016, which remains the best August in the report’s 9-year history. There were 3.9% fewer homes for sale month to month and 13.7% year to year, driving the fastest listing-to-sale time ever seen in August. And they’re selling for 5.4% more than last year.

If you’re thinking about selling, it’s still a strong market. If you’re hunting for homes, you’ll continue to experience very limited inventory and increased competition. But competition makes us sharper and navigating with an agent is the best way forward these days.
