It’s no secret that RE/MAX Flagstaff’s Broker/Owners Jimmy Millhollin and Annette Gardinal love the great outdoors. There are so many choices of things to do in the Palm Coast area and then there are day trips!

Floridians throughout the ages have flocked to the cool springs in the heat of the summertime to keep cool and soak in the beauty of nature. The water is quite refreshing at 72 degrees year-round.

The award-winning blog, Authentic Florida has featured 15 of their favorite Florida springs, many of which are close enough for a day trip from Palm Coast. If you’d like to spend a night or two away from home, all of these springs can be enjoyed on a weekend or mid-week getaway.

A few local favorites are Ichetucknee Springs in Fort White just 2 hours and 15 minutes away. Juniper Springs Recreation Area in the Ocala National Forest is a little over an hour away and is a well known Florida favorite. The main swimming hole was built in the 1930’s by the Civilian Conservation Corps. Having so many springs to choose from is a perk of living in Florida. You could explore springs every weekend and not tire of the beauty of “old Florida.”

RE/MAX National Housing Report for April 2019

With summer unofficially underway, it looks like the housing market isn’t taking any breaks from sales according to the RE/MAX National Housing Report. Here are three takeaways from last month’s report.

1) April sales were up 11% from March. 

2) Sales prices are still on the climb. Prices were up 2.1% from March. 


3) The number of homes on the market continues to grow – up 3.3% from March.

March 2019 RE/MAX National Housing Report

It’s an absolutely gorgeous first full month of spring! Despite the slowest start to spring home sales in five years, things are looking up according to the March RE/MAX National Housing Report. Here are a few highlights from last month’s report.

1) Sales were 8.6% lower than March 2018 – the lowest year-over-year in five years. 


2) March sales rocketed up 29% over February.

3) The number of homes on the market grew for the sixth month in a row.

RE/MAX National Housing Report for February 2019

Spring is finally here! I don’t know about you, but I love the change of the season. The season’s not the only thing changing according to the RE/MAX National Housing Report. Here are three things to take away from last month’s report.

1. Home sales were down for the seventh consecutive month. They were down 4.2% from February 2018. 


2. Inventory grew for the fifth month in a row. It was up 5.8% year over year.
The median sales price also grew by 5.5% to $240,000. 


3. All signs are pointing to the market slowly balancing as it transitions from a seller’s market to a buyer’s market. However, with home sale prices on the rise, pricing is still in the seller's favor.

Leatherback Sea Turtles

Sea turtle nesting season officially begins May 1st and runs through October 31st. But for the leatherback sea turtle nesting in Florida occurs from March through July and a female typically nests at intervals of two to three years, depositing multiple nests per season.

It's unusual for a sea turtle to lay eggs in broad daylight, but that's just what this leatherback turtle did at Gamble Rogers Memorial State Recreation Area! The Friends of Gamble Rogers State Park shared this video of the turtle going back to sea and they also have an album of photos of the first leatherback nest of the season.

Of the three species of sea turtles that nest in our area, leatherbacks are by far the least prevalent. In 2018, Flagler County had 6 leatherback nests, 314 loggerhead nests, and 14 green sea turtle nests.

Leatherback sea turtles can be found primarily in the open ocean and survive on a diet mainly of jellyfish. They follow their prey throughout the day, resulting in turtles "preferring" deeper water in the daytime and shallower water at night when the jellyfish rise up.

Leatherback turtles are known to pursue prey deeper than 1000 m—beyond the physiological limits of all other diving tetrapods except for beaked whales and sperm whales. Not much is known about their lifespan. It’s estimated at anywhere between 30 and 100 years.

Mating takes place at sea. Males never leave the water once they enter it, unlike females, which nest on land.

The United States listed leatherbacks as an endangered species in 1970. Currently, the International Union for Conservation of Nature and Natural Resources (IUCN) lists the species as Vulnerable (VU) as it meets one of the 5 red list criteria and thus considered to be at high risk of unnatural (human-caused) extinction without further human intervention.

In Florida, it’s a 3rd degree felony to take, disturb, mutilate, destroy, cause to be destroyed, transfer, sell, offer to sell, molest, or harass any marine turtle species, or the eggs or nest of any marine turtle species.

If you come across a sea turtle that is stranded or dead; a hatchling that is wandering in a road, parking lot; or directions other than the water; or if you see someone disturbing a nest or turtle, call the Florida Fish and Wildlife Conservation Commission (FWC) Division of Law Enforcement at 1-888-404-FWCC or *FWC from your cell phone.

Condominiums and town homes prove to be very popular housing in Flagler County!

With asking prices ranging from the low $90’s to well over $2 million there are plenty of choices for home buyers in our area. Condo and townhome living offers a unique living situation and it’s not necessarily right for everyone.

In condo living you own your unit but you’re partners with the members of your condo association, sharing ownership of the land, building and common areas. With February almost in the books and the home selling season getting ramped up, here’s how the year kicked off. There are three key takeaways from the January RE/MAX National Housing Report.

1.    January had the most homes on the market in at least ten years
2.    Year-over-year sales dropped 11%

Bucket List- Check!

Our RE/MAX Flagstaff brokers Jimmy Millhollin and Annette Gardinal have been living the Florida lifestyle and their most recent adventure involved ticking off one of their bucket list items!

 

Jimmy and Annette recently went down to Daytona International Speedway and had the chance to enjoy the the Ferrari Track Experience! 

 

It all started out innocently enough. The couple attended the Annual Flagler Chamber of Commerce Installation Gala at Hammock Beach Resort. Jimmy served as the board chair a couple of years ago and he’s always willing to lend a hand. He presided over the live auction at the event and when the Ferrari Track Experience was up for auction, Annette ended up buying it for him as an early birthday present! WOW! 

 

Daytona is just a 30 minute drive south from Palm Coast (unless you’re in a Ferrari). It didn’t take long for Jimmy to schedule his birthday present. Both Jimmy and Annette got to enjoy the ride around the track at 170 miles per hour! Just in case you were wondering how long it would take to get to Daytona from Palm Coast at that speed, it would take roughly 10 minutes, maybe less.

 

Jimmy loved the experience so much that he went back for seconds! Annette on the other hand said, “Thought my heart was going to explode. I was hanging on for dear life and couldn’t wait for it to be over. 170 mph is crazy fast around that track.”

 

We’re so fortunate to have just about anything we could want either in Palm Coast or a short and sensible drive away. What’s next for the courageous couple? Sky diving in Palatka? Deep sea fishing? Roller coasters in Orlando? Outer space from Cape Canaveral? Stay tuned!

2018 Home Sales Cool Off, While Inventory Recovers and Price Increases Moderate

 

The latest housing market news is out from the RE/MAX National Housing Report. 

 

Here are three takeaways from December’s report:

 

1.) December home sales declined 12.1%. That marks the fifth month in a row of year-over-year decline.

 

2.) December inventory grew 4.6% which was the third consecutive month.

 

3.) Home prices went up 2.1% in December.

 

These stats mean that the market is slowly balancing. There’s still a way to go, but it’s making progress. Down the road, this will be great news for buyers and sellers. Family Fun During Nights Of Lights!

When you live in Palm Coast, you’ll get plenty of guests during the holidays! Aside from family togetherness, the weather is mild, delightful, and even warm on many days. There’s never any snow to shovel and always something fun to do for everyone. 

 

If you’re looking for something very memorable to do, try an excursion to nearby historic St. Augustine for Nights of Lights, a display of more than three million sparkling lights. The lights adorn the Bridge of Lions, bed & breakfasts, historic buildings including the Lightner Museum, Flagler College, the Plaza de la Constitución, and on essentially each building in the historic district. National Geographic has recognized this 25-year-old tradition in its top ten list of the best places to see holiday lights. 

 

Take a reasonably priced trolley tour from Old Town Trolleys or Ripley’s Red Trains. Both of these companies offer excellent hop on/hop off tours during the day and during Nights of Lights their evening tours are a great time complete with Christmas carols and special glasses that add even more sparkle to the lights. 

 

Another great way to see the lights is by boat. St. Augustine Sailing offers charters for up to six people on their fleet of private sailboats. If you’ve got a large crowd, try a pontoon boat with Florida Water Tours. Of course, walking around downtown is lots of fun as well and there are many great places to listen to music, eat, drink, and enjoy memorable times with your family. 

 

Locals tip: Nights of Lights runs from the Saturday before Thanksgiving until February 3rd. During Christmas break it can get pretty crowded. Try a weekday or wait until after Christmas when it’s less crowded.

Extremely Low Inventory Improves as Sales Drop for Fourth Month

 

Years of shrinking inventory gave way in November to a second consecutive month of year-over-year growth in the number of homes for sale, according to the RE/MAX National Housing Report. The apparent reason: Home sales declined for the fourth consecutive month when compared to the same months in 2017. Even so, home prices remained strong.


Across the 53 metro areas surveyed, inventory rose 3.0% – the highest monthly year-over-year gain in the 10-year history of the report, following October’s 1.0% increase that ended a streak of 119 months of year-over-year declines dating back to November 2008. The Months Supply of Inventory rose to 3.9, the highest for any month since 4.2 in December 2016.

November home sales, meanwhile, declined 6.9%, which was the second-largest year-over-year decline of 2018 and the biggest year-over-year sales decline for November in five years. This year only April and July sales exceeded 2017 totals for the corresponding months.

“The road to market normalization can be bumpy,” said RE/MAX CEO Adam Contos. “It’s good to see the small uptick in inventory, and the drop in November sales isn’t too surprising – given the recent trends, the mid-term elections, and the earlier-than-usual Thanksgiving holiday. As we near year-end, three main themes appear clear – buyers are grappling with affordability issues and tight inventory; sellers are unsure how to react to the cooling market; and homes priced properly are still selling rather quickly. All three underscore the fact that the guidance of a professional agent is even more critical in times like these.”

November’s Median Sales Price of $235,000 was 4.0% higher than November 2017 and was the highest November price in the report’s history. It marked the 32nd consecutive month of yearover-year price increases. Comparing the first 11 months of 2018 to 2017, home prices are up 6.0%.

Even with declining sales, homes sold at record speed for November. Homes spent an average of 51 Days on Market, compared to the previous November low of 54 days set last year.

The Margarita Ball of Flagler County 2018

RE/MAX Flagstaff’s Broker/Owners Jimmy Millhollin and Annette Gardinal had the distinct pleasure of serving on the Board of Directors of the 2nd Annual Margarita Ball in Flagler County.

 

The Margarita Society was started in Dallas, Texas in 1977 and was dedicated to serving at-risk youth. The Margarita Society started in nearby Volusia County in 1988 and the current Flagler County Margarita Club President Cindy Kiel Evans and her husband Jeff helped organize the Volusia club. The nonprofit organization has just recently has come to Flagler County. 

 

Under the direction of the nonprofit’s President Cindy Kiel Evans, the organization is partnering with the Flagler Christmas Network this year to donate the 430 toys collected at the event. The organizations receiving all of the bikes, toys, and games are Project Share, Rymfire Elementary School, Flagler County Schools, Wise Men Gift Extravaganza, Families in Transition Program, and the Early Learning Coalition of Flagler County.

 

The event was held in early November at the Palm Coast Community Center and the black-tie event was by invitation only.

RE/MAX National Housing Report for October 2018

Inventory is up. Sales decline. Could the market be balancing?

RE/MAX National Housing Report for September 2018

Like the falling leaves of trees, September saw a tumble in year-over-year home sales according to the RE/MAX National Housing Report.

Here are three key takeaways from September’s Report.


1.) September sales dropped 11.6% year-over-year.
2.) Median sale prices rose to $241,000. That’s an increase for the 30th month in a row.
3.) Active inventory dropped 4.7% from September 2017. That’s the 119th month in a row to see fewer homes on the market.

The drop in sales drop does suggest that the market is rebalancing as buyers and sellers are processing higher interest rates. Prices are still high most likely because of the lack of homes that are on the market.

RE/MAX National Housing Report for August 2018

Home Sales Decline 1% as Inventory, Prices Level Out

 

The RE/MAX National Housing Report for August 2018 shows increasing home prices, low inventory and a reduction in days on market. These combined factors made August 2018 the sixth time this year that home sales lagged behind last year’s pace—but only slightly at -1.1%. Home prices rose by 3.7% over August 2017, much lower than the year-over-year price increase of 5.4% from August 2016 to August 2017. In fact, the past three months of 2018 have trailed 2017’s rate of price growth year-over-year—compare that to four of the first five months of 2018 when year-over-year price increases easily topped those posted in 2017.

 

The Median Sales Price of $248,500 marked the 29th consecutive month of year-over-year price increases.

 

Even though active inventory dropped for the 118th consecutive month, the decline of 5.4% from August 2017 marked the smallest year-over-year decrease since August 2014. In addition, the August 2018 inventory drop marked the fourth consecutive month in 2018 to post single-digit percent declines, rather than the double-digit monthly drops consistently seen in early 2018 and over the previous three years.

 

“It varies by market, but we’re hearing that buyers are being more selective and sellers are becoming more pragmatic,” said RE/MAX CEO Adam Contos. “That dynamic could bring inventory levels up, especially in the most overheated markets, where we expect to see the clearest signs of equilibrium returning. The economy is strong and potential buyers are out there—they just need more listings, at the right price points, to consider. We believe that balance will return, which will be good for everyone in the long run. It’s just a matter of when.” 

 

Contos added that although the lack of inventory continues to be a challenge, the trends suggest that the market finally appears to be rebalancing. “The moderation we are experiencing seems to be a bit more than the normal seasonal lull we’d expect this time of year,” said Contos.

RE/MAX Flagstaff Realtors Earn NAR’s Military Relocation Professional Certification!

Annette Gardinal & Demi Bentley with RE/MAX Flagstaff have been awarded the nationally recognized Military Relocation Professional Certification. The National Association of Realtors® awards the MRP certification to Realtors® who help military personnel, veterans and their families find housing that lets them make the best use of their benefits and serves the unique needs of military life.

When military staff and their families relocate, the services of a real estate professional who understands their needs and timetables can make the transfer easier, faster and less stressful. Realtors® who earn this certification know to work with active duty military buyers and sellers, as well as veterans.

“Service members may only have a couple of days to view properties and make an offer, and others might be deployed at the time and need someone who can represent them while they’re away. Working with a Realtor® who understands the singular complications that arise with military service can help make the home buying process simpler, faster and less stressful,” said National Association of Realtors® President Tom Salomone, broker-owner of Real Estate II Inc. in Coral Springs, Florida. “The MRP certification lets home buyers and sellers know that a Realtor® knows the ins and outs of military housing benefits, such as zero-down payment loans, and the specific needs service members and veterans have when searching for their new home.”

The certification provides NAR’s members with resources to accommodate current and former military service members at any stage of their military career and is an approved elective for NAR’s Accredited Buyers Representative designation. To earn the MRP certification, Realtors must be in good standing with NAR; complete the MRP Certification Core Course; complete a reading providing background information on the military, included acronyms and understanding military culture; and complete two webinars.

Welcome to Carrie Clark our new sales associate at REMAX Flagstaff!

Carrie began her real estate career in 1993 in the Portland, Oregon area, having lived there since 1976. She helped her customers from beginning to end with any and all aspects of the process of selling and purchasing a home.

 

After moving to the Northeast Florida Coast with her husband in August of 2014, obtaining her Florida real estate license that same year, she became involved with all aspects of the real estate business in Flagler County and surrounding areas.

 

She brings with her 25 years of real estate experience, integrity, knowledge, and a positive outlook.

 

Carrie is the past Vice President of the Flagler Business Women. She volunteers for Christmas Come True, Inc., a 501(c)(3) organization that helps families in need not only at Christmas but all year round. She also volunteers for the Family Life Center dedicated to helping victims of domestic violence.
